Sold in late 2016, this Noe Valley Victorian had a lot going for it but the bottom line was it was a fixer from the foundation to the rafters. The prudent decision to only invest money in the façade was a success. Total cost $6,900 and the accepted offer was $165,000 over asking.
Upon receiving a $900,000 all cash as is offer, my clients were unsure if they wanted to undertake renovations or take the cash and run. I advised them of the risks and rewards of renovating upon which they decided to do the work. Two monthslater, with a cost of less than $28,000, the house had a fresh look. Renovations included exterior/interior painting, resurfaced floors, new light fixtures and facelifts for the kitchen and bathroom.
