42-44 Lower Terrace perched above the Castro District in San Francisco has stunning 180-degree skyline and Bay views from the living room, dining room and decks.

Together with my client, we agreed to open up the kitchen to the views with a low cost renovation which included widening the opening between the dining room and kitchen, installing new quartz counters, tile floors, glass back splash, new appliances and recessed lights. Total cost…$8,700

After refinishing the hardwood floors, putting on a fresh coat of paint, installing new light fixtures along with plates, plugs and switches, we installed crown molding to give it just a little extra…

Sold in late 2016, this Noe Valley Victorian had a lot going for it but the bottom line was it was a fixer from the foundation to the rafters. The prudent decision to only invest money in the façade was a success. Total cost $6,900 and the accepted offer was $165,000 over asking.

Upon receiving a $900,000 all cash as is offer, my clients were unsure if they wanted to undertake renovations or take the cash and run. I advised them of the risks and rewards of renovating upon which they decided to do the work. Two monthslater, with a cost of less than $28,000, the house had a fresh look. Renovations included exterior/interior painting, resurfaced floors,
new light fixtures
and facelifts for the kitchen and bathroom.

The hard work paid off: the home went into contract for $350,000 more than the original offer!
